Once we have any relevant information and pricing for any extra costs involved, our Administrators will prepare for you a written quotation which when you agree, you will sign. The extras will then be recorded and undertaken on your behalf and in most instances any payment for these extras can be made at the appropriate time or at property completion date.
At any stage of purchasing a property from Golden Land Developers you may have some thoughts as to minor changes, or extras over and above the standard specification. This can cover anything from changing to a granite work top, choosing different handles, including roman steps to a swimming pool, extending the verandas, or changing the bathroom to a shower room.
In these instances you may discuss your requirements at the time of purchase with your sales consultant at Golden Land Developers, or, as is often the case, you will consider the options and want to discuss them after the purchase. In either case, you will ultimately discuss everything of this nature with our After Sales Administrator.
Very experienced at working with our clients and at the attention to detail that is needed in getting the information right, our Administrators will sit with you and go through the plans and make a record of all of your requirements. This list will be clarified to you and marked on the plans for you to see and then discussed with the site Managers and suppliers as appropriate so that we can determine – in some cases the feasibility of your requirements and any extra costs involved in meeting your requirements.

Our After Sales department is also responsible for ensuring that you know when you need to select your tiles, or your carpentry finishes for your kitchen or wardrobes and so on. In these instances you will be advised – usually by email, of the appropriate date to make selections and you will be given a deadline date – you can then tell us when you will be able to come to Cyprus to make your selections. If you cannot get to Cyprus you can make selection by email using the web sites of our suppliers.
We will also try to prompt you to remind you when your stage payments are due for payment, one of our Administrators will send an email to you or make contact via your solicitor to advise when stages are complete and when a payment is due. If there are any unforeseen circumstances that prevent you from making a stage payment you should make contact with us as soon as possible to advise us of the problem so that we can discuss the best options for both you and us. In these instances you can make contact either through your sales consultant or directly through the administrators – which ever is your preference.
Our After Sales department is set up to provide customer contact and customer service during and after the sales process, we always try to be there for our clients when they need us to be and have no strict timeframes on when you can or cannot discuss requirements and your needs with us. We welcome our clients who frequently visit us at our offices and eventually become our friends calling in for coffee or frappe with us.
Furnishing your home At the appropriate time, we will ask you for the dimensions of your electrical appliances so that the carpenter can cut the right sizes in your kitchen work top for your cooker hob. It is at this stage that you may start to consider all of the electrical appliances that need to be fitted.
Your call or email to our Administrators will give you the opportunity to see some of the electrical appliance packages that we have available from some of our suppliers. If you see something you like and the price quoted is within your budget, we will order the goods on your behalf, arrange for your payment directly with the supplier, and then ensure the goods are delivered and installed ready for when you arrive in Cyprus to take delivery of your property.
For furniture, we work very closely with one of the best retail suppliers in Cyprus, they have a really good range from Italian, Greek, Cypriot manufactures, with modern contemporary designs and designs with a more traditional feel. Their prices are excellent, you will find it hard to beat them and we have negotiated specific furniture packages for those of you who simply want to furnish their property for renting. Catalogues are available on request or, as with the electrical appliances – a phone call or email will ensure you receive the details on the furniture packages. You can then order what you like, we will arrange for you to pay the supplier direct and then the furniture can be delivered when you are here in Cyprus or we can arrange to take delivery for you.
If you prefer, you can make an appointment with our After Sales department and then when you are in Cyprus we will take you to the suppliers we use and you can then select the furniture or electrical appliances whilst you are here.
Interior Design We can provide you with Interior Design Services from our in-house Designer. You can request these services either at the outset of a purchase off plan, where you might like to receive some thoughts about some of the aspects of your chosen property. Lighting for example -if you are thinking about including wall lights you may want to discuss it with our Designer to see what is feasible or what will work well. Or you may want some design options for your bathroom and tiles or for your kitchen layout.
Alternatively you may want to use these services at property completion to discuss furnishing, colour schemes and options for window dressing and so on. Selecting the appliances and the furniture is only a small part of turning your property into a home the hard part is often deciding which colours will look best depending upon how the rooms look, or how to use the colours for the best effect. Finding what you are looking for is not always easy and it is even less so in Paphos where all of the shops are spread so far apart. With the Interior Design service all of the leg work can be done for you. You also have the option to have everything completed for you where we can work with you to agree colour choices and styles you like and then everything will be done, from bed covers, throws, cushions, candles and accessories, tableware, kitchenware down to clothes pegs.
Garden Landscaping When you take delivery of your property the exterior works will be completed as per the contract, usually – where you have your own private garden, this will mean that the ground is cleared and left with top soil. At any stage you can request the services of Landscape design, either at an early stage when you might be considering a recreation area or BBQ area in your garden, or on property completion when you may want to discuss planting, which plants to put where or to make a garden feature or to put in an irrigation system. Ultimately you may decide to have the landscape gardener design the garden for you and do all the planting and so on. Everything is available for your selection if you want this service from us.
For our projects where there are communal gardens, the grounds will be cleared and any built features – such as natural stone walls, will be finished and then the areas will be planted.
Service and Maintenance Our after sales maintenance services, is a relatively new service and our staff is on call almost 7/24, our aim is to provide local crafts persons with a happy disposition to support clients and to resolve any minor problems that might occur after you take delivery of your property.
You will often see Nikos on our project sites and you will find that he is happy to listen to your comments and to provide you with immediate help if you need it. Otherwise, the best way to register any minor problems is to call Golden Land Developers offices and speak with the Administrators and advise them of the situation in question. They will then make contact with Nikos and make arrangements for him to visit at the first available time to correct any faults or to make necessary arrangements for the rectification. It is also possible for you to record any concerns you may have with our Administrators whilst you are in Cyprus and then leave a key contact with us and we will undertake any remedial works whilst you are away so everything is put right for your next visit.
Our Services and Maintenance is also responsible for the general up keep of communal grounds and any communal swimming pools – this ensures that every project is kept looking good all year round. If you need a quote for the garden maintenance or pool maintenance on your own private area, we will be happy to give you one so that we can include your property in our maintenance programme.

Ian Mobsby wrote: “My wife Sheila and I had our first visit to Cyprus in the summer of 1993 and we immediately fell in love with the island. We stayed in Protaras and since then we have had a further 2 holidays in Cyprus, once more in Protaras, and then once in Paphos. When on holiday various people often say how nice it would be to have a property of our own here, unfortunately due to finances it is not always possible. However my wife and I often said if we were ever able to afford it, Cyprus would be where we would buy our holiday home. In the autumn of ‘2003’ our financial circumstances changed and we were able to start looking into buying our own holiday home. We started to look at various overseas property shows in London and the Home Counties. In March of ‘2004’ we had information on various properties in Cyprus sent to us. The advantage of this being, that we had details of properties from various property developers in Cyprus.
We subsequently flew out to Paphos on an inspection flight in early June of that year for 4, days to visit various developments of the property developers in the Paphos area.
After looking at various areas in the Paphos region we decided the area that really appealed to us was Polis. We looked at various developments in and around Polis, and the one that really took our eye was Lemon Grove, a development by Golden Land which was situated in an old citrus grove, close to all amenities and only a 10, minute walk from the main square in Polis with its various bars and tavernas.
From our first meeting at the square in Polis with Petros from Golden Land we found him a very professional developer who treated us as individuals, and shortly afterwards we agreed to purchase our dream holiday home.
The area was still a building site when we signed the contract, but since the complex was completed we have spent many enjoyable days in our apartment.
We have found Golden Land first class developers who have built a superb complex. From the beginning they have been most helpful, the properties have been soundly constructed with a very high standard of finishing, and the development has a very attractive pool, which is ideal for passing away the glorious sunny days.
There have been teething problems, as you will find with any new development, but any problem we have had has always been put right in a willing and helpful way. It is a great help that they have someone permanently on site, Nikos who looks after the grounds and pool, will also look after maintenance on the site, and it is most useful to be able to approach him in the first instance about any problems that may occur in the apartment.
If he cannot handle the problem he will report back on our behalf to the Golden Land head office in Latchi, where Ivelina has been of great help to us in sorting out any of these problems that have occurred. She will keep us fully informed of what is being done, and when things have been put right, including e-mailing or phoning us when we have returned to the UK.”
